Consultancy, verbal or written, on any legal matters of a current nature that come to be of the Company, Tax Law and Urban Planning Law, General Administrative Law, regarding the field of legal support to the areas of decision, elaboration of contracts, memoranda and opinions, as well as analysis, diagnosis and solution of current problems.
Legal follow-up
Participation in conferences for verbal discussion of any matters, support in meetings and other actions with third parties, as well as intervention, as attorneys and representatives of the Client, in any steps that may prove necessary with public or private entities, resulting from the services rendered.
Urban Specifics
Legal study and supervision of the assumed strategy – including study and analysis of the Urban Planning Law rules applicable to the property (PDM, Urbanization Plan, RJUE, etc.), in order to define the best administrative procedure to be initiated with the Public Administrative Entities competent authorities, with the objective of obtaining a permit for construction works and, eventually, a permit for use.
Eviction Processes
Extrajudicial procedure for eviction of the lease of indefinite duration for non-housing purposes, based on the legal basis of the breach of the lease contract by the Lessee or the request for a building works license that justifies the vacancy of the property, which includes travel and direct contacts with Tenants, negotiation, development of the legal strategy in order to guarantee the vacancy in the shortest period of time and legal advice in case it is necessary to proceed to the judicial process.
Judicial Mandate
In contentious proceedings, this includes the preparation of all necessary procedural documents, consultation of the process, participation in court proceedings and trial hearings and participation in all negotiations or extrajudicial contacts that may take place during the course of the proceedings.
Tax Benefit Recognition Process
Instruction, impulse and follow-up of the request for a certificate of the state of conservation of the property (initial inspection), and after the work at the City Council for the purposes of recognition of tax benefits (IMI and IMT), with the respective follow-up of the communication to the Tax Authority and Customs.
Participation in conferences for verbal discussion, support in meetings and other actions related to the process of recognition of IMI and IMT tax benefits.
